Student and New Employee NYC Rental Approval Information

The application process for each apartment is different. However there are some basic requirements. The information below will prepare you for most situations.

Three important tips for NYC apartment hunting:

  • Paper Work - Have all of the proper paper work and documentation with you. Your goal is to be able to provide it immediately once you find an apartment. Also have the phone and fax numbers of all interested parties.
  • Money - Have your money liquid. Once you find the apartment you want, you'll need to deliver the funds in a timely manner. There are a number of ways to transfer funds, speed is important. Contact me for more specific information.
  • Educate Yourself - Learn the NYC rental market. Visit web sites (subscribe to my email updates), news groups and message boards. Know what to expect so you don't waist time.

Most applications for students and new employee's require the following:

  • Name
  • Social Security Number
  • Current Address/Phone Number
  • Current Rent (if applicable, if not use terms like "Living with parents")
  • Current Landlord's Name/Phone Number
  • Previous Address (if applicable)
  • Previous Landlord's Name/Phone Number
  • Occupation (acceptance letter or if student use school attending and major)
  • Name of Employer, Address/Phone Number
  • Length of Employment
  • Annual Salary (if applicable, if not use terms like "Supported by parents")
  • Total Other Household Income
  • Names of Additional Residents or Guarantor
  • Bank Name, Address, Account Numbers

Guarantor Information

If you are newly or not employed you will need a guarantor. Most NYC landlords only accept "Tri-State Guarantors" (New York, New Jersey, Connecticut). However some landlords will accept guarantors from other parts of the US. No NYC landlords will accept guarantors from outside of the US. There are minimum income requirements for guarantors and it varies for each apartment. Contact me for more specific information. The guarantor will need to verify income and, sign and notarize a guarantor agreement.

Guarantor Income Verification - The landlord will want to check with a representative of your company, so you will need to give him the name of someone who can verify salary, employment history, and probability of future employment. The landlord will also want this information in writing (letter of employment). If you own your business, you will have to provide an accountant's or tax attorney's statement, or a copy of your most recent tax return.

General Information

Basic Paperwork:

  • Employment Acceptance Letter (if applicable)
  • Copy of Pay Stubs (if applicable)
  • Copy of a Bank Statement or Financial Statement
  • Copy of a Government Issued Picture ID

Credit Check/Processing Fee - Good credit is required, not an advantage: explanations for minor deviations will most probably be accepted. You will have to pay for the processing fee, we currently charge $75.00 per person (this can vary). Anyone on the lease or living in the apartment will need their credit checked as well as guarantors.

Deposit - To take an apartment off the market you will need to give a $500.00 cash deposit. You will receive a receipt for the deposit. Credit check fees will be deducted from the deposit. The balance of the deposit will be deducted from the broker's fee. The balance of the deposit will be refunded if you are not approved by the landlord.

ID - US Government issued photo identification for anyone on the lease. Contact me for exceptions.

No Guarantor - If you do not have a Tri-State or US guarantor prepayment of rent is another option available to you. Contact me for more information.

Leases - Some listings may be available for periods of less than one year. Contact me for more information.
